Pre-Judging Option:

To take advantage of pre-judging feedback/comments, please submit a copy of the online entry to Sharon Moran, MAC Executive Director no later than November 19, 2018 at midnight.  These submissions should be electronic text versions.  Those sending electronic versions should email the document to  These submissions will be brought to a Regional Review Committee comprised of representatives from the local BOMAs in the Mid-Atlantic Conference.   These folks will be "pre-judging' by reviewing all submissions and returning comments and suggestions to make the entry stronger.  After the BOMA MAC representatives have a chance to review the submission, each local entrant will receive their submission back with the comments written directly on the submission pages.  Once they have the comments, they will have more than a month to make changes to their online submissions.  Entrants who participate in the PRE-JUDGING OPTION are not required to use the suggestions made by the MAC representatives, though they are extremely helpful.

All online submissions for the MAC Regional TOBY Award must be submitted through the BOMA International TOBY site by January 21, 2019 at midnight.   All Regional submissions are done online. They must make the required payment to BOMA International at this point in the process. This can only be done with a credit card.  All entries must be submitted online by the person who has entered the property or a representative from that company/property.

Please keep in mind that until the January 21, 2019 final submission date, entrants can log in as often as they like to update their portfolio.  Entrants should showcase their building through the descriptions and information in their submission.  Also, remember that there are word limits for some of the sections, so make sure entrants are cognizant of the space limitations.


Online judging for the MAC Regional TOBY Awards will take place from January 23rd through February 23rd. We anticipate the winners being notified after March 1, 2019.  All winners will know well in advance if they are Regional winners. This is different from the BOMA International Awards. 


The Middle Atlantic Conference will take place April 4, 2019 with the MAC Regional TOBY Awards dinner taking place on the evening of April 4, 2019.  This year, the Conference will be held in New York City.


The winners at the Regional level will then go on to compete in the BOMA International TOBY Awards which will be held in late June in Salt Lake City, Utah in conjunction with the BOMA International Conference.  Please note that entrants will not be able to edit their entry after the January 21st deadline as the MAC entry is also the final BOMA submission.  

All Building EnergyStar data must be shared with BOMA International by March 29, 2019.

Member of the Year bios and photos due to BOMA International by April 5, 1019.

International judging begins on April 15, 2019.

International judging ends on April 29, 2019.

All TOBY Nominees will be announced May 10, 2019.

TOBY Awards Banquet will be held on June 25, 2019 in Salt Lake City, Utah at the BOMA International Summer Convention.  Winners will not be announced prior to that evening.


The Middle Atlantic Conference will take place April 4, 2019 with the MAC Regional TOBY Awards dinner taking place on the evening of April 4, 2019. This year, the Conference will be held in New York City and will be hosted by BOMA NY.


We are asking all LOCAL Associations within the MAC Region to supply a couple of judges for the Regional Review Committee (for pre-judging) and at least one Judge for each of your MAC TOBY submissions.  This is a great opportunity for each Local to determine what it takes to put together a winning portfolio.  Additionally, it provides great training for members of the local TOBY committees.

THE OUTSTANDING BUILDING OF THE YEAR (TOBY) AWARDS were established by the Building Owners and Managers Association (BOMA) International, in 1985 to honor and recognize the quality in office building operations and award excellence in office building management.  The TOBY Mission: "Recognizing excellence in building management, operational efficiency, tenant retention, emergency planning and community impact."

 The Middle Atlantic Region, better known as MAC or the Middle Atlantic Conference, is comprised of 15 local associations with a combined membership in excess of 3500 members covering 11 states and the District of Columbia, including: Capital Region/Albany, Baltimore, Boston, Greater Buffalo, Greater Hartford, New Jersey, Central New York, Greater New York, Philadelphia, Pittsburgh, Long Island, NY, Rochester, Southern Connecticut, AOBA/BOMA Washington, D.C., Rochester and Westchester County, NY as well as members at Large. The Middle Atlantic Conference meets at the BOMA International Winter Business Meeting and the BOMA International Every Building Conference and Expo as well as holding its own annual meeting in the spring.
